Looks like there are lots of 1 acre lots around for $32k. I have no idea what it costs to build, but do you think it would be possible to put a 3 bd 2 bth with garage up for $100k or so?

Basically if there is not a breathing space behind or under the exterior cladding, moisture cannot escape and it sits in the wood underlayment. This leads to mold and rot in the wood. You are not in a snow/ice climate so it's not as bad but the basic problem still exists. Even with regular rain it becomes an issue.

Very prevalent in the rv industry as there are 2 types of rv's. Those that leak and those that you just don't know yet that they are leaking. Many brand new rv's leak day one directly from the factory. I have owned 5 different toyhaulers and they all had leaks which resulted in mold and rot and expensive repairs.

Water intrusion is the debil. Water sucks it really really sucks.

At 32k for a lot, Id think about doing a double wide. Brand new ones are pretty damn nice inside. That would leave some money left over for a shop too.

Now that the dust has settled, it seems to be you might have been bit by the "got to have it" bug a little. I'm glad you moved on, what with all the warning buzzers going off from what you described.

You do inspections to understand the problems with the house, not rationalize them away. Foundation, windows, roof.... Ok, no poltergeist nor sitting on a sink hole, but yikes.

And never buy a house you can't sell. A geo home is an oddity right off the bat - just that much harder to sell, which dampens your increase in value of the house.

Always be OK and ready to walk away.

Yup. Straight line gust of over 60mph can create problems for these. I would not purchase as an investment.
